Project Management and Renovation Oversight

Greenway Management helps homeowners and investors complete property improvements without the stress of managing contractors, timelines, and city compliance alone. If you live out of state or you are balancing a busy schedule, we act as your on-the-ground partner so projects stay organized, documented, and moving forward.

​In addition to project oversight, we assist with material selection and design decisions, helping owners choose finishes, layouts, and fixtures that align with the property’s goals, budget, and long-term use. Our approach focuses on practical, durable choices that elevate the space while supporting rental performance and resale value.

​

Our project management fee is calculated as 7 percent of the total cost of the complete project, based on the initial projected budget established at the start of planning. This fee covers all stages of the project, including planning, coordination, construction oversight, and close-out.

The fee is typically divided into four payments, aligned with key project milestones. This structure is flexible and designed to correspond with the natural flow of the project. If the overall project budget changes due to scope adjustments or approved change orders, the project management fee will be adjusted accordingly.

*This pricing structure is intended to give owners a realistic ballpark while researching and planning. Final details are confirmed once we begin working together and the full scope is defined. The final payment is due upon completion of all work and project close-out.

We specialize in full home renovations and major property upgrades, not light cosmetic work. Typical projects include full gut renovations involving new electrical, plumbing, framing, structural repairs, layout reconfigurations, and code compliance work. We also oversee large-scale kitchen and bathroom rebuilds, safety and systems upgrades, and renovations required to reposition a property for long-term or furnished rental use.

These projects often involve multiple trades, inspections, and coordination with city requirements, which is where our oversight adds the most value.

Owners receive regular updates so they remain informed without needing to manage day-to-day details themselves.

We track issues as they arise, help resolve delays, and ensure work aligns with the approved scope. As the project nears completion, we conduct final walkthroughs, manage punch-list items, and confirm the project is fully complete before close-out.
